Because they are usually busy doing good work. The best people are not scrolling job boards. That is why direct search matters — identifying and approaching people whose experience and reputation suggest there may be meaningful alignment.

The visible market is not the whole market

Active candidates are easy to find. They update profiles, respond to postings, network openly. But some of the strongest people in commercial real estate are not active at all — and they are often the ones who could transform a portfolio.

Direct search starts with understanding, not a pitch
