What is a broker of record responsible for in Alberta?

In Alberta, the broker of record is the licensed individual accountable for the brokerage's regulatory compliance: supervision of associates, trust accounting, record keeping, advertising standards and the brokerage's conduct under the Real Estate Act and its rules.
A licence attaches to a person
The role is personal accountability, not a title. Regulatory exposure sits with the named individual, which is why the hire is closer to a compliance appointment than a management promotion.
Confirm current standing and the specific authorizations required for the brokerage's activities with the Real Estate Council of Alberta before an offer is made.
Supervision is the part that is underestimated
Trust accounting and record keeping can be systematised. Supervision cannot: it requires reviewing associates' files, correcting practice, and being willing to stop a transaction. Candidates who have never had that conversation are a risk to the licence.
Hiring for it
Owners frequently combine the broker of record role with a senior operating mandate. That is workable, but the compliance duties must be explicitly resourced and time-protected, or the licence quietly becomes a part-time responsibility.
