Our client, a long standing and very well respected real estate owner, is in search of an Onsite-Live-In Community Management Team/Couple for their high value asset that is located in Sherwood Park, Alberta (Edmonton Area). This community boasts over 50 acres of well-developed lush land, housing 350 privately owned manufactured homes, of which most of the owners are the primary residents. This community has consistently scored high points for its strong and attentive professional management, preventative/maintenance and beautifully landscaped and well maintained common spaces.
Due to the impending retirement of its current long term onsite Community Managers (Office Manager and Maintenance Manager), we are now in search of a talented duo who have the desire and capacity to oversee the land lease aspects (owners are responsible for their homes/yards) of this thriving community.
As the Community Office Manager you are a person who likes administration duties and working with processes. You are a very good communicator, possessing emotional maturity and a knack for reading people. You understand the difference between being friendly and being friends. This has allowed you to set boundaries with people and has contributed to your ability to be a successful Community Office Manager. Since you live on site, you take ownership of the community, treating it as if it were you own. Your honesty, transparency and trustworthiness are characteristics that have led to your solid reputation. You are resourceful, a problem solver and possess solid computer skills.
Duties:
- Oversee and manage general office duties
- Communicate and respond to owner enquiries and resolve an objections
- Receive and process monthly payments
- Good comprehension of basic MS Office and capacity to learn and utilize Rent Manager software (data entry only, no accounting)
- Process Invoices, prepare late notices and perform any legal filing necessary, communicating with company legal when required
- Manage and process payment of vendors
- Enforce and maintain community rules and regulations
- Prepare and renew leases as required
- Maintain a positive working relationship with owners and vendors
- Ensure the esthetic of the community is at a high standard, overseeing summer planting of annuals and garden pots
As the Community Maintenance Manager, you are in good physical condition and like looking after things. You are mechanically inclined and known for your ability to be resourceful and curious, applying a problem solving aptitude to your work. You like staying active and on-top of things, predicting when something may need fixing before the problem gets bigger. You operate under the “no surprises” rule, ensuring you are communicating potential or real time larger issues with the owner, providing recommendations to resolve the situation. You are patient and reasonable in your nature. Since you live on site, you take ownership of the community, treating it as if it were you own. You take pride in your work and operate from a place of honestly, having a reputation for being reliable, trustworthy and, of course, very handy.
Duties:
- Attend to landscaping requirements, including lawn maintenance, fertilization, weed control, tree trimming and the like
- Communicate and respond to owner enquiries and resolve an objections
- Manage snow removal and sanding (some hand shoveling and oversite of vendor providing road snow removal)
- Attend to any preventative, on-going and reactive maintenance, including fixing/upgrading meters, painting, general repairs, pump usage, etc.)
- Attend to and provide repair work in confined or small spaces
- Seek out and oversee vendor/work (seasonal or specialized), including approving and submitting invoices for payment
- Deliver notices and enforce/manage rules and regulations
- General security (i.e.: reporting any unregistered vehicles)
- On call for emergencies as they occur
My client has a reputation for being a great “boss” and very reasonable owner. As with the current Community Managers, he has a desire to build mutual trust and a positive working relationship with you. As part of your compensation package, you will be provided with an onsite and very recently renovated 3-Bedroom home (only utilities are your responsibility), above market salaries, benefits and other perks. You will also be given the opportunity to work with the current Community Managers, who will provide you with training and the orientation you will need to be confident and successful in your new roles. We are hoping to have the new Community Managers in place by September, October at the latest.
